Subject aims expressed by acquired skills and competences

Knowledge – you will know: 1. to judge the market value of the property, 2. to do the evaluation of property quickly, 3. to use methods of appraising. Skills – you will be able: 1. to correctly apply ways and methods of the evaluation of property, 2. to discriminate the meaning of particular methods of appraising and their gains for the evaluation, 3. to comprehend the expert evidence for the findings of the property market value. Habits – you will gain: 1. theoretical and practical skills with the evaluation of property, 2. awareness of the area of appraising, 3. information about legal regulations in the field of the property and appraising.

Summary

The subject will explain the basic list of aproaches in evaluation of property. In thus subject the students will be described the specifics of market evaluation of property.

Property reforms - aims of reforms, land reforms of 20th century, execution of private property, privatization, restitution 3. Public property its formation - approaches, specifics, typology of public property 4. Property of Czech Republic - splitting of Czech and Slovak Federal Republic, transfer of property to the self governments, public property act 5. Registration of property rights - its history, reasons for registration 6. Property and public register - meaning of public register for society, institutions managing the registration, output of registration institution 7. Cadaster of Czech Republic - principals of property register, informations and its value 8. Property in public administrations - acquisition, management, property transfers, meaning of public property 9. Property valuation - legal base for valuation in Czech republic, specification of acts in field of valuation, valuation for tax purposes 10. Valuation basics - principals, value and price, specifics of public property valuation 11. Property valuation approaches - income approach, comparative approach, cost approach - its precondition, methods 12. Expert assessment - structure, necessities 13. Valuation experts - conditions, preconditions, organisation in Czech Republic 14. Methods of property transfer - specifics of sales of public property, institutional management, the role of revenue authorities, courts, public auctions
