Subject aims expressed by acquired skills and competences

Knowledge – you will know: 1. to judge the market value of the property, 2. to do the evaluation of property quickly, 3. to use methods of appraising. Skills – you will be able: 1. to correctly apply ways and methods of the evaluation of property, 2. to discriminate the meaning of particular methods of appraising and their gains for the evaluation, 3. to comprehend the expert evidence for the findings of the property market value. Habits – you will gain: 1. theoretical and practical skills with the evaluation of property, 2. awareness of the area of appraising, 3. information about legal regulations in the field of the property and appraising.

Summary

The aim of the course is to acquaint students with theoretical and practical aspects of property valuation. Within the course, individual types of valuation approaches will be taught. Within the course, practical valuation of various types of real estate will be performed. In addition to practical valuation, the interpretation will also be supplemented by legal aspects of ownership.

1. Property and its Valuation - basic legal acts, basic definitions, kinds of property, legal aspects of ownership 2. Register of Real Estates - history of register, reasons for registration of ownership, main principals of register. 3.Cadaster of Real Estates - principals of registration, informational output, extract from cadaster, cadaster maps 4. The Main Valuating Approaches - assumptions, market and administrative valuation 5. Income Approach - methods, assumptions, sorts of real estates 6. Comparative Approach - methods, assumptions, sorts of real estates 7. Cost Based Approach - methods, assumptions, sorts of real estates 8. Administrative Valuation - legal acts, specifics of administrative valuation, its use 9. Valuation of Rural Land - typology, methods, sorts of rural land, specifics ov rural land valuation 10. Valuation of Building Land - definition of building land, methods, specifics of building land valuation, building land price map 11. Valuation of Buildings - sorts of building, methods, specifics of selected sorts of buildings 12. Valuation of Easements - easements, its genesis, typology, specifics of valuation 13. Valuation of Permanent Growth - typology, methods, specifics of valuation 14. Experts in Valuation - laws,expert evidence, basic structure
